February 3rd

February 4th

  • Pendleton Art Studio – Middletown Art Studio of the Month First Friday 5-9pm
        • Explore the studios of the PAC and choose a piece of Pendleton to take home with you. With over 30 artists in the 3 floors of the Pendleton Art Center in Middletown, you’re sure to find something truly special. Meet the artists and immerse yourself in a unique environment for the evening.
  • Sleep Tight Comedy Hypnosis Show at 8pm
    • Imagine the person that was sitting next to you just a few minutes ago is now up on stage and can’t remember their own name! Or better yet one of your friends is up on the stage claiming that their belly button was stolen. Then with a snap of David’s fingers they enter back into a hypnotic trance.
  • Fitton Showstoppers – The Newbees Present Super Sounds of the 70’s at 7:30pm
    • The Newbees return for a retro rock extravaganza featuring a nine-piece band – including the Bad-Ass Brass. Slip on your platforms, pop in an eight-track, and cruise over for the greatest hits of the ‘70s by Steely Dan, Heart, Journey, the Eagles, Fleetwood Mac, and more.
    • West Chester Winter Market at Muhlhauser Barn 2-4pm

February 10th

  • Cupid’s Family Shuffle at Fairfield Community Arts Center 6-8pm
    • Bring your little Valentines out for a night of family fun that includes dinner and dancing. This dance is intended for families with children under the age of 12.
  • Sweet Seasons: A Celebration of the Music and Life of Carole King
    • Wine, Women & Song Series: Complimentary hors d’oeuvres included. Cash bar opens at 7PM. Café area seats are at tables on stage with the performer.

February 11th

  • Galentines Day Lunch at Fairfield Community Center 11:30am-1:30pm
    • Get your gal pals together for an afternoon of fun! A light lunch will be served and everyone will make a Valentine’s Day themed craft to take home. Cash bar will be available.
  • Delhi Flower and Garden Center – Valentine’s Craft Show Noon-5pm
    • Escape the cold and browse handmade goods from local artists. Enjoy live music, face painting, food trucks, and more. Grab a passport and collect stamps for a chance to earn a $25 gift card! Pick out a houseplant for the new year at Delhi Flower & Garden Center.

February 17th

  • The Lacs at Lori’s Roadhouse 8pm
    • Head to Lori’s Roadhouse for good times and good vibes with The Lacs. The country-rap duo based in Baxley, GA bring their Hellraisers in Heaven Tour to West Chester for one night only. Enjoy the unique style and sounds of country, southern rock, rap, and blues.

February 18th

  • Mardi Gras Night at Fitton Center 7:30pm
    • Mardi Gras returns to the Fitton Center this February! The Carruthers Signature Ballroom becomes a little slice of New Orleans with Cincinnati’s smoking Creole band—the Hot Magnolias—taking the stage to lead a Mardi Gras Party in downtown Hamilton.
  • West Chester Winter Market at Muhlhauser Barn 2-4pm
    • Enjoy the freshest food in town year round at West Chester’s Farmers Market. Local growers and makers of fine foods and arts are on hand at this one-of-a-kind market that also features entertainment and fun activities for the family. Be sure to bundle up because the venue is not heated.
  • Local Artisan Event at Liberty Market Farm Noon-4pm
    • Shop local at Liberty Farm Market this winter. Find the perfect gift for yourself or a loved one as you browse local makers.

February 24th thru 26th

  • Love/Sick at Fairfield Community Arts Center
    • Witness nine slightly twisted and completely hilarious short plays set in an alternative suburban reality.

Ready to Buy a Home? First Steps to Buying

Think you are ready to start looking for a new house? Not sure where to start other than just searching for homes online and dreaming of the day you’ll be in one of those houses? Dreams can become reality in these first steps to buying a home.

Contact a Realtor

Meet with them and have a Buyer’s Consultation. This enables you to discuss your wants and needs. Your Realtor should talk about what to expect in the process, go over the purchase contract in detail (it’s important to know what you are signing before you have to sign it!), what a property disclosure is and why you want to see one before signing that offer. Your Realtor should go over any other important information you need to know like; a home inspection and appraisal are costs that will be incurred outside of your down payment and closing costs.

Pre-approval

This most likely is being done around the same time as the buyers consultation. We won’t know what price range we can be searching in until this has been completed. Your Realtor will have a list of lenders he or she has had a good experience with in the past.  Lenders should have had a good track record of getting to closing on time and having good communication throughout the process. I suggest telling your lender want to know what the potential monthly mortgage payment will be, what the estimated dollar amount that will be needed at closing. We don’t want any surprises with costs and potentially not having the money to close!

Home Search

Once we know how much you are pre-approved for the search can start! Your Realtor should take your must haves you discussed during your Buyers Consultation and enter those details into a search that will notify us all as soon as a home becomes listed on the MLS. We then discuss if you think the house is worth looking at based on the pictures that are, hopefully, included in the listing. If it is a timeframe that everyone would be able to be at the house is decided on. The Realtor will request a showing appointment time. Those are typically 15-30 minute long appointment times. Once we are confirmed for a showing time the Realtor will let you know everything is good to meet at that time.

Thinking of Selling? 5 Tips to Get Ready to Sell

Tips to Get Your Home Ready to Sell

If you’ve been living in your current home for awhile, it’s overwhelming to think about how to get your home ready for showings once you’ve decided it’s time to sell your home. Maybe you’re not ready to contact your Realtor just yet, but you need to do something to get you towards being ready to make that call. Here are some simple things that will go a long way to being (or feeling) more ready.

Organize all your closets

If your closets are jam packed this makes buyers think there is not enough storage in the house for them. Remove any unwanted items, donate them if they are still in good condition. This does double duty for you, one it helps you declutter, two it keeps you from moving things you no longer need. 

Next, try to pack half of what’s left in the closet, things you still want but might not need between now and moving day (out of season clothing, extra bed sheets etc.). Again this does double duty you are already packing and the closets will show well to buyers (they will open closets to check out the space). This way the buyers can visualize having enough room to store their things. 

Consider having an inspection

If you want to head off any potential issues before you have an accepted offer and are nervous about what might be found during an inspection, consider hiring an inspector. This way any major issues can be rectified before being listed.

In Ohio if you are paying an inspector they must be licensed by the state of Ohio. You can go here and here to find licensed inspectors. You can also contact a Realtor to get a list of inspectors in your area they recommend.

Paint

Fresh paint always makes a space feel cleaner and brighter. Neutral colors are still king when getting ready to sell. Greige, beige, white and gray are big neutrals in 2023.

Make sure you prep before painting, tape off areas you don’t want painted. Don’t just paint over already chipping paint. Scrape off chipping paint and sand it before repainting to ensure a smooth surface that does not just continue to chip off. 

Deep Clean

Do a thorough cleaning in each room. Wipe down walls, baseboards. Disinfect sinks, bathtubs and showers. Clean the refrigerator, kitchen cabinets, oven and windows inside and out. Dust every surface. Vacuum upholstery, rugs and curtains. 

Any unfinished projects?

Finish any projects on the home you’ve been meaning to get back to. If you want the most money out of your home these will need to be completed. Otherwise buyers will see this as an option to offer less during contract negotiations, since they already know there are projects they will need to finish upon move in.

Bonus Tips: 

Remove personal items and knick knacks. Most buyers have a hard time seeing themselves in a place with personal family photos and your favorite collections displayed.

Smell is a strong sense that can help sell your home. Clean fresh scents are the best. Lemon and lavender are my favorites. Some like the scents of “fresh linen”. Whatever you choose make it light and not overpowering.

Home Care Tips January 24, 2023

Winter Home Care Tips – Room by Room

It’s cold outside and the last thing you want to do is spend time outside doing home maintenance. This time of year is the perfect time to do the inside stuff that gets ignored during spring and summer when you want to be outside!

Kitchen

  • Clean your kitchen cabinets. They accumulate dust, are splashed with liquid and grease builds up overtime.
  • Organize your pantry. Mine is a hot mess right now and I need to do this one badly.
  • Clean the refrigerator from top to bottom. Take everything out and wipe it down with a mixture of vinegar and water.
  • Change any water filters you may have.
  • Clean the inside of your oven. This is my least favorite cleaning job.
  • Clean your dishwasher. I know this sounds weird, but if you don’t rinse your dishes before putting them in the dishwasher you may find food particles trapped in your dishwasher and over time those food particles will start to smell.

Closets

  • Pull everything out of your closets. If you haven’t used or worn it in the last 12-18 months it’s time to donate it!
  • Organize the items you want to keep.
  • Donate things you don’t want.

Bedrooms

  • Wash your comforter or duvet. I’m going to have to make a trip to the laundry mat for this one, they don’t fit in my washer and dryer.
  • Wipe down baseboards, behind your bed and dressers especially!

Laundry Room 

  • Wipe out your washer and dryer.
  • Clean out the dryer vent. Not just the lint trap but the piece that goes all the way outside.

Walls, Doors and Windows

  • Check for drafts. Caulk or weather strip areas with drafts

Ceiling Fans

  • Change the switch at the base of any ceiling fans to move the blades clockwise. This moves the warm air from the ceiling down towards the floor again. Keep the fan on low.
